The guiding principles of the design of the Hypo Real Estate’s administration building include connection, transparency as well as integration of a large building volume in the architecture of the residential clusters and perimeter block development of the city district Theresienhöhe.

Existing building axes are continued by means of a row construction design sealed off towards the Theresienwiese with a glazed streetwall. Open courtyard spaces between five parallel office blocks of different lengths connect the green spaces of the residential development with the green spaces of the Theresienwiese. The five-story office blocks project into an elongated atrium hall, forming a significant new city skyline with the six-story end buildings above the roof edge. The staggered arrangement of the buildings divides the multi-story glass hall in front of them into small atria, giving each office block its own characteristic entrance and serving as a space for events and meetings.

A large forecourt with a generously projecting roof in the south and a small square in the north lead into a glazed access space. This inspiring space for users and the public can be used as a lounge, for events or meetings, "loggias and balconies" project into the air space of the atria and open up a view of the city. The atrium hall simultaneously assumes the function of an acoustic and thermal buffer zone for the office areas.

Office floor plans are conventional, allowing for different office forms – from cubicle to group office – and offer flexibility in terms of new task structures in the future. At the intersection of the building axes in the center of the building ensemble is the company restaurant with public relation to the neighboring residential development.

The facades play an important role in making the design of the building so impressive. Colored screen-printed glass elements in front of the glass facade of the office blocks symbolize the light changes in the course of a day along the entire length of the building, changing their hue from east to west. Warm tones complement a rising sun, while blue shades respond to an evening twilight.
